What I actually do for you.

A buyer's agent is not a tour guide. Here is every task I take on, every task I will not, and the timeline it runs on. Read it before we speak — it will save us both an hour.

The conversation
A free call. I listen more than I talk. I'll tell you honestly if I'm the right person — and if I'm not, I'll name one who is.

Week 1 · written document
The brief & the numbers
I write a two-page brief summarising what you're looking for and what it realistically costs, taxes included. You sign off or correct.

Week 2–6 · 4–8 properties
Shortlist & viewings
I walk every shortlisted property before you fly. You see only the three or four that survive. We view in a single weekend, not over months.

  • A weekend of viewings, in person
  • Walk of the street at 10pm on a Saturday

Week 6–10 · heads down
The offer & the dossier
I negotiate in Spanish, submit the mortgage dossier, file the deposit with the notary, and read every page of the arras before you sign.

Week 10–14 · to the notary
Escritura & after
The notary signs the escritura. I sit beside you and translate every clause. Afterwards I help with utilities, insurance, and the tax registration.

All fees include IGIC. Paid in two instalments: half at signed arras, half at escritura. I take nothing from the seller or the selling agency — written into my terms.
