Tinsa official appraisal

Sworn appraisal by Tinsa, accepted by every Spanish bank for mortgage approval. Coordinated and translated. Tinsa fee passes through at cost; I take €60 coordination.

Survey & technical

Architect-led structural survey

Independent architect inspects load-bearing structure, foundations, roof, façade. Written informe técnico. Essential on properties built before 2000.

Electrical + plumbing + damp inspection

Specialist sweep on the systems that hide expensive surprises. Photos of every meter, junction, and wet area; written remediation estimate.

Independent reform-cost estimate

A local builder I trust walks the property and gives you a written reform budget. Useful for pricing a "cosmética + cocina + baños" or full renovation.

Energy certificate (CEE)

Mandatory for sale and for VV operation. If the seller hasn’t produced a current one, I source a certifier and pass cost through.

Legal & title

Legal title due diligence

Gestoría runs a full check: nota simple, current charges (mortgages, embargoes), community-fee debt, IBI arrears, plusvalía exposure. Written summary.

VV licence verification + transfer feasibility

Confirms the VV licence the listing claims is real, current, and in the buyer’s favour at completion. Increasingly important — Cabildo is restricting new licences.

Catastro / Registro reconciliation

Where the cadastral record disagrees with the registry (built m², use, plot boundary), I project-manage the resolution before completion.

Planning & heritage
